Sand Hill moderated the follow-up South Vallco area Master plan for the area mandated by the Cupertino City Council.

Rather than stop all momentum on Sand Hill’s “Cupertino Downtown” project for the 17.1 acre lot on Stevens Creek between Finch and Tantau until a full-blown Master Plan for the area could be conducted, Councilperson, Mark Santoro proposed giving Peter Pau and his Sand Hill developers the opportunity to take the reins, reach out to Cupertino residents and put together a vision for this part of the city.

So far, Sand Hill seems to be doing a good job of being very inclusive by meeting with smaller groups, conducting large vision meetings like the last two community meetings in order to compile ideas of what people want for our long awaited “real” downtown. Not an easy job. If there are 100 people, there will be 150 ideas of what it should look like.

What Sand Hill has created so far is impressive for the short amount of time they’ve had to give folks an idea of what a hodge-podge of ideas all put together, picture puzzle style can look like in the end. By combining the wishes of many many people, our new downtown will be an attractive eclectic mix of Cupertino’s history with some buildings made of natural materials like wood and stone, and some modern looking buildings including Age Restricted (55 plus) upscale for-sale housing, a boutique hotel with some office space–boutiques, cafe’s, unique stores an art gallery, book store, jazz club, etc. from two to four stories with many plantings, paths, trees, water features, shady and sunny spaces, a town plaza and parks in two places, a walkable street-scape with matching benches and street lamps throughout the entire ara, from Downtown, Metropolitan, The Rose Bowl and possibly attaching to Cupertino Square with a pedestrian bridge, for safety (possibly at the corner of Wolfe & Vallco Parkway) to tie the whole area into a compatible walking neighborhood of its own that encourages bicycle and alternative transportation to and from the section of Cupertino that will surely be a showplace signature destination for
us and the entire Silicon Valley. The first presentation from Sand Hill will take place at the City Council meeting on May 20.

Be there or forever hold your peace, for surely–this long awaited downtown Cupertino can be a marriage with the rest of our city made in City Hall. Let’s make sure they give us what we expect for this last big empty parcel of Cupertino land. Sand Hill owns it, but it’s really ours. - editor
